The proposed development at the old B&B Gravel Pit in Edwards is the densest development ever proposed in Edwards

WHAT WILL the Edwards RIVER PARK INCLUDE?

Over 800,000 SQUARE FEET OF BUILDINGS (about 7 times larger than Walmart)

THIS WILL ALL BE BUILD ON 22 ACRES PLUS  31 ACRES OF FLOOD PLAIN AND WETLANDS.


*594 residential units plus  92 hotel "lockoff " rooms.

*100 of the units are rental apartments that will be permanently deed restricted to low income qualified residents. The deed restricted units will all front on highway six and  only be set  back 25' back from the highway.  The density for this portion  would be about 20 units per acre. Don't our employees deserve better?

THE HOTEL WILL BE ABOUT 70% THE SIZE OF THE AVON WESTIN

51,500 SQ. FEET OF COMMERCIAL SPACE (ABOUT HALF THE SIZE OF WALMART)

1600 underground parking spaces, many of which would be valet and tandem spaces.

5,598 ADDITIONAL CARS PER DAY ON HIGHWAY SIX

THAT WORKS OUT TO ABOUT 2,043,700 CARS PER YEAR, MOST OF THEM GOING THOUGH THE EDWARDS ROUNDABOUT

A new roundabout would be built at Lake Creek Road which would serve as the entrance to this project.   Edwards drivers can look forward to another summer of traffic delays and road work.

A 250 SEAT "AMPITHEATER" BUILT ON PIERS WITHIN THE EAGLE RIVER FLOOD PLAIN FOR PRIVATE EVENTS.

While ampitheaters' are typically ground level, this amphitheater would be on raised piers and a wedding/event center with amplified music and allowed to operate until 11:30 pm 

what else are they planning?

THERE IS ALSO A POSSIBLE PHASE TWO THAT COULD BE LARGER THAN PHASE ONE

The developer of River park owns a large parcel to the north of this project between the Eagle River and I-70 that he has mapped out as "future development".  The only apparent access wold be to build a road across the flood plain and the river.  this could multiply the impacts on Edwards.

HOW IS THIS GOING AGAINST THE EDWARDS COMMUNITY PLAN?

THE EDWARDS COMMUNITY PLAN WAS A COLLABORATIVE EFFORT BETWEEN EAGLE COUNTY AND EDWARDS RESIDENTS.

DURING THE PROCESS, SEVERAL GOALS AND STANDARDS WERE ESTABLISHED BY COMMUNITY MEMBERS.

HERE ARE SEVERAL THAT ARE PERTINENT TO RIVER PARK:

"Commercial and retail uses should be located in the Edwards Commercial Core"

  • THIS SITE IS LOCATED AT THE JUNCTION OF LAKE CREEK ROAD AND HIGHWAY SIX, IT IS ISOLATED FROM THE EDWARDS COMMERCIAL CORE BY THE EAGLE RIVER PRESERVE.  IT IS NOT COMMONLY CONSIDERED BY RESIDENTS AS PART OF THE COMMERCIAL CORE.

"New commercial/retail uses along US Highway 6 in West Edwards should serve residents of West Edward

  • A 182 ROOM CONDO HOTEL DOES NOT SERVE THE RESIDENTS OF WEST EDWARDS.  IT IS DOUBTFUL THAT THE 51,000 SQ FT OF COMMERCIAL SPACE WILL SERVE THE RESIDENTS OF WEST EDWARDS.

"Developments that contain workforce housing should provide parks and playgrounds"

  • THERE ARE NO PARKS AND PLAYGROUNDS IN THIS PROJECT.  THE DEVELOPER HOWEVER DOES CLAIM SENSITIVE WILDLIFE HABITAT ALONG THE RIVER AS OPEN SPACE

"Rural character should be maintained in rural areas."

  • A CONDO HOTEL, 85' TALL BUILDINGS, MASSIVE UNDERGROUND PARKING STRUCTURES, INCURSION INTO WETLANDS AND FLOODPLAINS AND DENSITY ABOUT TRIPLE WHAT RIVERWALK IS ARE HARDLY RURAL

"New development should protect natural resources, incorporating open spaces and appropriate setback

  • RIVER PARK WILL HAVE 85' TALL BUILDINGS THAT ARE 20'' BACK FROM THE EAGLE RIVER PRESERVE. ND 25' FROM HIGHWAY SIX.   THE DEVELOPER CLAIMS THAT THE EAGLE RIVER FLOOD PLAIN CONSTITUTES BENEFICIAL OPEN SPACE TO HIS DEVELOPMENT, 

"Aesthetic and functional characteristics that contribute to a small town feel and pedestrian scale"

  • SMALL TOWNS DO NOT HAVE DEVELOPMENTS LIKE THIS.

"Land use and policy decisions should reflect community input, and should be transparent, collaborat

  • FOR THE ABOVE REASONS, EDWARDS RIVER PARK DOES NOT MEET THE STANDARDS OF THE EDWARDS PLAN.
